The most common setup — a central heating boiler plus a gas cooker — comes to £70. A property with just a combi boiler and no other gas appliances is £60.

A Gas Safe registered engineer will inspect every gas appliance, flue, and pipework in your property. This includes:

• Checking the operation and safety of the boiler or gas fire
• Testing flues and chimneys for safe gas dispersion
• Inspecting gas pipework for leaks and corrosion
• Verifying that gas pressure is correct throughout
• Documenting the condition of each appliance

Number of appliances. Prices go up by £10 per additional gas appliance. Make sure you know exactly how many gas appliances your property has before booking — boiler, gas hob, gas oven, gas fire, and any gas heating in outbuildings all count.

Property access. Most providers, including us, don't charge a call-out fee. But if access to communal gas meters or shared plant rooms requires coordination with a managing agent, that can add time.

Combine with other services. Adding a boiler service to your CP12 visit is cost-effective — the engineer is already on site, and you save versus booking separately.

Hidden fees to watch out for. Some providers quote a low headline price but add "call-out fees" (£25–50), "parking charges" (often inflated), or administration fees for issuing certificates. Under the Gas Safety (Installation and Use) Regulations 1998, a gas safety certificate must be renewed every 12 months. You must give a copy to your tenant within 28 days of the inspection, and to new tenants before they move in. Records must be kept for at least two years.

• **Private Rented Sector Database.** The Renters' Rights Act 2025 creates a national register of landlords and rented properties. The 'Register your rental property' service opens on 15 December 2026 and rolls out region by region, and a valid CP12 is one of the documents you must supply. Penalties for letting an unregistered property run to £40,000.
• **Possession claims.** Section 21 'no fault' evictions were abolished on 1 May 2026. Possession now runs through the expanded Section 8 grounds, and a landlord who cannot evidence their safety obligations is in a materially weaker position before a court.
