Emergency Lighting for Wandsworth landlords
Landlords across Wandsworth book our emergency lighting service every week. Wandsworth covers SW11, SW12, SW17, SW18 and the wider Wandsworth area, with housing stock that ranges from one of London's largest private rental markets — Victorian terraces and ex-council flats across Battersea, Tooting, Putney and Balham. Our accredited engineers attend at short notice, carry out the inspection on site, and issue your Emergency Lighting the same day — whether the property sits close to Battersea Park or on the Lambeth, Merton and Richmond upon Thames border.
Older wiring runs through much of Wandsworth's stock, and any tenanted property in the borough now needs a satisfactory Emergency Lighting at intervals of no more than five years under the 2020 Electrical Safety Standards Regulations. In practice we see a large volume of Emergency Lighting work across converted flats in the SW11 and SW12 postcodes.
Emergency lighting is the system that keeps escape routes visible when the normal supply fails. Each luminaire contains a battery designed to run it for a defined period — normally three hours — after a power loss. Testing verifies that every unit actually achieves that duration, because a battery that has silently degraded looks identical to one that works. We carry out the full annual duration test, inspect the coverage of the system, and issue the certificate and log-book entries required by BS 5266.
Where we work in Wandsworth
We cover Wandsworth in full — every postcode from SW11 through SW18 — and also the neighbouring boroughs of Lambeth, Merton, Richmond upon Thames and Hammersmith & Fulham in the same visit routing. Where a job falls inside the Central London Congestion Charge zone, or paid parking applies at the property, both are always shown up front on your quote rather than added afterwards.
Neighbouring boroughs we also cover: Lambeth, Merton, Richmond upon Thames, Hammersmith & Fulham. Booking two services in the same visit — for example a Emergency Lighting and a Gas Safety Certificate — saves your tenant a second appointment.
Where emergency lighting is required
The Regulatory Reform (Fire Safety) Order 2005 requires that emergency routes and exits requiring illumination are provided with emergency lighting of adequate intensity in case of failure of their normal lighting, and places the duty on the responsible person — the landlord, freeholder, managing agent or employer. BS 5266-1 sets the technical standard and the testing regime: a monthly short functional test of every luminaire, and a full-duration annual test in which each unit must remain adequately illuminated for its full rated period. Results must be recorded in a fire safety log book. For licensed HMOs, emergency lighting to communal areas and escape routes is routinely a condition of the licence.
