Emergency Lighting for Redbridge landlords
Landlords across Redbridge book our emergency lighting service every week. Redbridge covers IG1, IG2, IG3, IG4 and the wider Redbridge area, with housing stock that ranges from a suburban borough of inter-war semis and Edwardian terraces around Ilford, Wanstead and South Woodford, popular with families and renters alike. Our accredited engineers attend at short notice, carry out the inspection on site, and issue your Emergency Lighting the same day — whether the property sits close to Ilford town centre or on the Newham, Waltham Forest and Havering border.
Older wiring runs through much of Redbridge's stock, and any tenanted property in the borough now needs a satisfactory Emergency Lighting at intervals of no more than five years under the 2020 Electrical Safety Standards Regulations. In practice we see a large volume of Emergency Lighting work across converted flats in the IG1 and IG2 postcodes.
Emergency lighting is the system that keeps escape routes visible when the normal supply fails. Each luminaire contains a battery designed to run it for a defined period — normally three hours — after a power loss. Testing verifies that every unit actually achieves that duration, because a battery that has silently degraded looks identical to one that works. We carry out the full annual duration test, inspect the coverage of the system, and issue the certificate and log-book entries required by BS 5266.
Where we work in Redbridge
We cover Redbridge in full — every postcode from IG1 through E18 — and also the neighbouring boroughs of Newham, Waltham Forest, Havering and Barking & Dagenham in the same visit routing. Where a job falls inside the Central London Congestion Charge zone, or paid parking applies at the property, both are always shown up front on your quote rather than added afterwards.
Neighbouring boroughs we also cover: Newham, Waltham Forest, Havering, Barking & Dagenham. Booking two services in the same visit — for example a Emergency Lighting and a Gas Safety Certificate — saves your tenant a second appointment.
Where emergency lighting is required
The Regulatory Reform (Fire Safety) Order 2005 requires that emergency routes and exits requiring illumination are provided with emergency lighting of adequate intensity in case of failure of their normal lighting, and places the duty on the responsible person — the landlord, freeholder, managing agent or employer. BS 5266-1 sets the technical standard and the testing regime: a monthly short functional test of every luminaire, and a full-duration annual test in which each unit must remain adequately illuminated for its full rated period. Results must be recorded in a fire safety log book. For licensed HMOs, emergency lighting to communal areas and escape routes is routinely a condition of the licence.
