PAT Testing for Greenwich landlords
Landlords across Greenwich book our pat testing service every week. Greenwich covers SE3, SE7, SE9, SE10 and the wider Greenwich area, with housing stock that ranges from Georgian townhouses in Greenwich and Blackheath alongside large new-build riverside developments at Greenwich Peninsula and Woolwich. Our accredited engineers attend at short notice, carry out the inspection on site, and issue your PAT Testing the same day — whether the property sits close to Greenwich Park or on the Lewisham, Bexley and Tower Hamlets border.
Older wiring runs through much of Greenwich's stock, and any tenanted property in the borough now needs a satisfactory PAT Testing at intervals of no more than five years under the 2020 Electrical Safety Standards Regulations. In practice we see a large volume of PAT Testing work across converted flats in the SE3 and SE7 postcodes.
PAT testing — now formally called in-service inspection and testing — checks that the plug-in electrical appliances you supply with a property are safe to use. Every item receives a formal visual inspection and, where appropriate, electrical testing for earth continuity, insulation resistance and correct polarity. Each appliance is labelled with its result and retest date, and you receive a certificate plus a full asset register listing every item tested.
Where we work in Greenwich
We cover Greenwich in full — every postcode from SE3 through SE18 — and also the neighbouring boroughs of Lewisham, Bexley and Tower Hamlets in the same visit routing. Where a job falls inside the Central London Congestion Charge zone, or paid parking applies at the property, both are always shown up front on your quote rather than added afterwards.
Neighbouring boroughs we also cover: Lewisham, Bexley, Tower Hamlets. Booking two services in the same visit — for example a PAT Testing and a Gas Safety Certificate — saves your tenant a second appointment.
What the law actually requires
There is no statute that says 'you must PAT test annually'. What exists is a duty: the Electricity at Work Regulations 1989 require electrical equipment to be maintained so as to prevent danger, and for landlords the Landlord and Tenant Act 1985 and the Housing Health and Safety Rating System place responsibility for the safety of supplied appliances on you. The Management of Houses in Multiple Occupation (England) Regulations 2006 go further and require HMO managers to have every supplied appliance inspected at intervals, with a declaration available to the local authority on request. Testing and a written asset register are the accepted way of demonstrating that duty has been discharged.
